Asquith has its own station and is seeing real renewal — R3 and R4 redevelopment around the station, with older Federation cottages and brick homes on 600 to 900m² blocks on the wider streets. On those residential blocks a granny flat works well, and the station gives it a commuter rental market.

Around the station itself the R3/R4 zoning is apartment land, where a granny flat is the wrong tool — I'll tell you so. On the R2 streets it's a solid, well-supported build.

Around the station the R3/R4 zoning is apartment land, so if your block sits there, redevelopment is the play rather than a granny flat. I check which side of that line you're on first.

Sandstone rock, tested first

The Hawkesbury Sandstone means rock excavation is common — usually $30,000 to $120,000 above a standard substructure — so I get a geotech bore and put the rock in the fixed price rather than guessing it.

Some bushland-fringe blocks carry a BAL rating, which I check on the mapping. A well-built flat near the station lets steadily, though I won't put a weekly figure in writing I can't back.
