Mount Kuring-gai sits hard against Ku-ring-gai Chase National Park, so the bushfire ratings are extensive — BAL-19 up to Flame Zone across much of the suburb. On the higher-rated blocks, the bushfire design drives the whole construction: the cladding, glazing, decking and screening all have to meet the RFS standard.
I'll be straight that this adds cost — but it's non-negotiable out here, and doing it properly is what keeps the flat compliant and safe. I get the bushfire assessment first so it's designed in from the start.
