I'll be honest: North Sydney is a commercial CBD and apartment suburb, and a granny flat almost never applies. Around Miller Street and the new Victoria Cross Metro, the residential stock is mostly apartments and townhouses, with only pockets of detached Federation and inter-war housing on tight 250 to 500m² blocks and heritage over several of them.
On the overwhelming majority of North Sydney addresses there's no detached house and no land for a secondary dwelling — it's strata. Where a rare freestanding house on a larger lot exists outside the heritage pockets and clears 450m², a studio can work, and near the Metro it lets well — but that's the exception.
The ground is sandstone on the ridges, tipping into H to E on the harbour fall, so the slab is engineered off a real geotech. The old stock can carry fibro, so a licensed asbestos strip-out leads where any demolition is involved.
