Demolish and Rebuild in Northmead
A knockdown rebuild in Northmead is a strong family play — 1950s to 1980s brick on generous 550 to 800m² R2 lots, with good schools and a strong duplex and granny flat market already running. The aging stock and generous blocks give a rebuild real potential.
Against the 600m² duplex minimum, most Northmead blocks qualify, so I run the duplex numbers alongside the single rebuild as standard. The R3 pockets along Windsor Road open medium-density on some blocks.
The ground is Wianamatta Shale, so the slab is designed off a real geotech. The older homes can carry asbestos, so a licensed strip-out leads the demolition where needed.

Generous blocks, active market
Northmead's 550 to 800m² lots, good schools and aging 1950s-80s brick stock make it a strong family rebuild suburb, with the duplex and granny flat market already active. A knockdown resets a dated home into a modern one close to Parramatta.
Most blocks clear the 600m² duplex minimum, so I run those numbers as standard.
Shale and era-dependent demolition
The Wianamatta Shale takes a slab designed off a real geotech. The demolition depends on the era: the older homes can carry asbestos and need a licensed strip-out, while the later stock is usually cleaner.
On the R3 pockets along Windsor Road, medium-density can be worth costing where a block qualifies.
