Demolish and Rebuild in Northmead

A knockdown rebuild in Northmead is a strong family play — 1950s to 1980s brick on generous 550 to 800m² R2 lots, with good schools and a strong duplex and granny flat market already running. The aging stock and generous blocks give a rebuild real potential.

Generous blocks, active market

Northmead's 550 to 800m² lots, good schools and aging 1950s-80s brick stock make it a strong family rebuild suburb, with the duplex and granny flat market already active. A knockdown resets a dated home into a modern one close to Parramatta.

Most blocks clear the 600m² duplex minimum, so I run those numbers as standard.

Shale and era-dependent demolition

The Wianamatta Shale takes a slab designed off a real geotech. The demolition depends on the era: the older homes can carry asbestos and need a licensed strip-out, while the later stock is usually cleaner.
