Woollahra is one of Sydney's most complete heritage village pockets, wall-to-wall Federation and Victorian terraces, and with Heritage Conservation Areas over virtually all streets, demolishing a contributing terrace is precluded across the suburb. A knockdown rebuild has essentially no path here, and I would rather establish that plainly than draw plans that will never be approved.

If a builder is offering you a Woollahra knockdown, they have not understood the heritage coverage, which is among the tightest in the eastern suburbs.

Terrace restoration is the play

What Woollahra rewards, and commands a real premium for, is a sensitive terrace restoration: restoring the period frontage, the cast-iron lacework, the joinery and the streetscape, while modernising the living areas behind and at the rear. That is the dominant, correct and highest-value scope in the village, and it is where the value genuinely sits. I would rather restore you a landmark terrace than pursue a knockdown that cannot happen.
