The Final Inspection & Client Walkthrough

Buildana's Internal QC Walkthrough

Before you see the finished home, our project manager conducts a full internal quality audit. Every fixture is tested, every surface inspected, electrical and plumbing systems verified, and all documentation reviewed. We don't invite you in until we're satisfied.

Client Walkthrough

Walk through your new home with the project manager. Any items noted are added to the defect schedule. All defects are rectified before or shortly after handover — typically within 4 weeks of OC.

Occupation Certificate

You cannot legally move into a new home without an Occupation Certificate (OC). The principal certifier conducts a final inspection, confirms all mandatory stage inspections have passed, and verifies that all conditions of consent have been satisfied.

Buildana manages the entire OC process — coordinating the certifier, ensuring all documentation is in order, and resolving any outstanding items before the certificate is issued.

Statutory Warranties & After Handover

6-Year Structural Warranty

Under Home Building Act 1989 s18B. Covers major structural defects — foundations, load-bearing elements, waterproofing, fire safety systems. Cannot be contracted out of.

2-Year Defects Warranty

Covers non-structural defects — finishes, fixtures, fittings, minor imperfections. Claim path: Buildana first → Fair Trading NSW → NCAT if unresolved.

First Year Expectations

Minor settlement cracks in plaster are normal — paint over them after 12 months. Doors and windows may stick slightly as the house settles — hinges can be adjusted or doors planed. These are standard in any new build. Report any genuine defects to Buildana and they'll be attended to under warranty.

How It Works

From First Call to Final Key

Buildana conducts a comprehensive internal inspection — identifying and rectifying defects before you see the property. We inspect before you do.

You walk through your new home with your project manager. Every item you identify is documented on a formal punch list and addressed.

All identified defects are rectified to your satisfaction. We don't hand over until it's right — no outstanding items, no open questions.

The Principal Certifier completes the final inspection and issues the Occupation Certificate (OC) — your official approval to occupy the building.

Keys, remotes, codes, warranty documentation, maintenance guide, appliance manuals, paint references, tile details — all handed over in a complete handover pack.

Buildana remains available throughout the statutory defect liability period. 2 years for minor defects, 6 years for major structural. Any warranty items addressed promptly.
