Burwood Secondary Dwellings

Burwood is a tricky one for a granny flat, so I'll give you the honest read. A lot of it is Federation terraces, semi-detached houses and inter-war stock on 300 to 600m² blocks, plus an apartment-led CBD — and between the tight blocks, the extensive Heritage Conservation Areas and the R4 zoning near the centre, a straightforward granny flat is the exception rather than the rule here.

On the smaller terrace and semi blocks, once you count the existing house and setbacks, there's often no room for a compliant second dwelling with proper separation. On the larger detached blocks it can work, usually as a DA because of the heritage overlays.

Around the CBD the R4 zoning means apartment land, where a granny flat is the wrong tool. The ground is Wianamatta Shale with reactive clay pockets, engineered off a geotech.

Most Burwood blocks are constrained

I'll be straight: a lot of Burwood is tight terraces and semis where a granny flat can't fit once the house and setbacks are counted, or heritage streets and apartment-zoned CBD land where it's the wrong tool. On a terrace or semi, the value is usually in restoring and extending the house, not adding a detached flat.

On the larger detached blocks it can work, and there it's worth doing — but I'd rather tell you honestly whether your specific block is one of those than sell you a build that won't fit.

Heritage, zoning and ground

Heritage Conservation Areas cover several Burwood streets, so most viable builds go down the DA path with a sympathetic design. Around the CBD the R4 zoning is apartment territory, where redevelopment is the play, not a granny flat.
