A knockdown rebuild in Greystanes is a strong play, because this well-established family suburb has generous 550 to 750m² blocks holding 1970s to 1990s stock, its own shopping centre and solid community amenities. The wide blocks give a rebuild a genuinely good building envelope.

The ground is Class M shale, which takes a standard engineered slab off a geotech. On the older 1970s homes there can be asbestos, needing a licensed strip-out; the newer 1990s stock is usually clear.

On the R3 blocks over the 600m² minimum, a duplex can be worth costing, so I run both feasibilities where the block allows — but on blocks this generous, a single home can also be substantial.

Greystanes' 550 to 750m² blocks and its standing as a settled family suburb make it a strong rebuild location. The wide blocks give a knockdown a good building envelope, so a substantial modern home fits comfortably, close to the local shopping centre and amenities.
