Mostly too new to knock down

Pemulwuy is a purpose-built modern suburb, largely 2000s to 2010s. Most of the housing is only a couple of decades old at most, so a knockdown rebuild is not the right product for the bulk of the suburb, and I would rather say that than push one.

Where a tired early build genuinely no longer works, a rebuild can make sense, but I will run it against a renovation so you can weigh both.

The blocks here are on the smaller side at 350 to 500m², so whatever you build has to work within a tighter envelope. For most owners, a renovation or extension is the sensible route.
