Quick Answer

A duplex in Penshurst costs $750,000–$1,500,000+ for dual occupancy construction. Attached duplex from $750K, detached from $1M. Buildana manages feasibility, Georges River Council approvals, construction and subdivision under one fixed-price contract.

Penshurst Duplex Construction

A duplex in Penshurst is a solid dual-occupancy play on the rail line. The Federation and post-war stock sits on 400 to 600m² R2 blocks, so the larger parcels clear Georges River's 600m² dual-occupancy minimum, while R3 Medium Density along the station precinct can open a townhouse yield on a wide enough block. Its own train station between Hurstville and Mortdale supports both dwellings.

The ground here carries reactive clay to design the slab against off geotech, and stiffened rafts are common. Where an older home carries fibro, a licensed asbestos strip-out leads the demolition. Renewal activity is strong on the wider streets, which tells you the market backs the numbers.

What I check first on your Penshurst block: whether the survey clears 600m², whether you sit in an R3 station pocket where townhouses might beat a duplex, and any asbestos before demolition. Those decide the play.

Duplex or townhouses near the station

Penshurst's station precinct carries R3 Medium Density zoning, so on a wide enough block close to the line a townhouse development can out-yield a straight duplex. On the quieter streets further out, a Torrens-title duplex on a block clearing 600m² is the cleaner play. The rail location between Hurstville and Mortdale does real work for both dwellings either way, and I run the two yields so you choose on return.

With blocks from 400 to 600m², whether you clear the 600m² minimum genuinely varies parcel to parcel, so the survey area comes first rather than a rule of thumb.

Reactive clay and asbestos

The Penshurst ground carries reactive clay, so the slab is engineering rather than a template. A stiffened raft off a real geotech keeps both dwellings stable against clay movement. Add a licensed asbestos strip-out where the older home carries fibro, and the demolition-to-slab sequence runs cleanly on a qualifying block.

How It Works

From First Call to Final Key

Feasibility covers the planning side and the financial side. Yes-or-no on whether the block supports dual occupancy under Georges River Council controls, plus indicative end values, build cost, and likely yield.

Dual occupancy floor plans designed for your Penshurst block — attached or detached configuration, vehicle access, private open space, and full Georges River Council compliance..

Full approval management: Statement of Environmental Effects, plans, reports, and all supporting documentation lodged with Georges River Council or private certifier. We handle RFIs and conditions.

Construction follows a tight programme: dual slabs in one mobilisation, paired frame stand, simultaneous lock-up, then trades rotate between sides for fit-out so no day is lost waiting on availability. The schedule is engineered, not optimistic.

Both dwellings handed over with individual Occupation Certificates. Subdivision lodged for separate titles.

Two genuine homes — not two tight units sharing a wall
Each dwelling with its own courtyard, alfresco and private outdoor space
Bedroom placement planned so sound doesn't travel through the party wall
Separate front entries positioned for dignity — not a shared driveway experience
Kitchen/dining/living flow that works for a family in each dwelling
Double garages or tandem parking per unit, not a single shared bay
Landscape buffer between frontages so each home reads as its own address
